		<description>For those that are still not clear as to one thing that is considered welfare fraud; It is when a Social Assistance &quot;client&quot; receives payments which include a &quot;shelter portion&quot; and they are not paying the landlords the rent. Follow these instructions and as my tenants can attest to, it works very well especially if you fax them a copy of the LTB forms or even better, the LTB order.</description>

LTB Interm Order - &quot;Tenants failed to bring any documentary proof&quot; for reschedule reasons. What no punishment? not even a slap on the wrist? can&#039;t you fine them up to $25,000.00? or is that only reserved for LLs when they disregard an LTB order?

Tenants maintenance claims, (Ambushed) - 100% thrown out

My N4, eviction &amp; rent arrears - 100% successfull with &quot;early Sherriff&quot; clause, (but on welfare so I&#039;ll never see a penny)

My 1/2 N5, damages - down played costs severely, but not that big a deal, as damages, (so far) where not that severe, 
My other 1/2 N5, substantial interference with LL&#039;s rights - evicted again with &quot;early Sherriff&quot; clause.

Now the killer! - &quot;I have considered all of the disclosed circumstances in accordance with subsection 83(2) of the RTA, and find that it would not be unfair to postpone the eviction until February 28, 2010 pursuant to subsection 83(1)(b) of the Act since the tenants have agreed to an early to Sheriff clause.&quot;

Not unfair??? give me a freak&#039;n break, termination date was 5 Dec. 09, owed $550.00, not seen a nickle since in rent, 1st hearing 7 Jan. 2010, (no show, rescheduled, LTB admitted faults here), Interm Tele. conference-no show, late for the last hearing (least they showed), turned the hearing into a complete circus, (you gotta hear the 3+ hour hearing recording, OMG), did&#039;nt have a nickle to mediate with or pay something in good faith! YUP NOT UNFAIR!

End result - (hope it is the end) Tenants evicted after 2 1/2 month free ride (have their LMR), lost their welfare check cause I reported them, cost tax payers a fortune for LTB time and poverty pimp time, cost me money and time, lost much rental income, house is up for sale, others likely to follow in time, Tell me, who the hell wins?

I wonder if that 4 page letter to Dr. Lilian Ma helped me or hurt me?</description>
